Apartment Review for Magnolia Place Apartments - Gainesville, FL

My experience is that: Management is awful. They've changed mgmt staff 4+ times and mgmt isn't at all concerned with customer service but rather with their bottom-line. Maintenance is the worst I've ever seen. Ants, mosquitoes, snakes, etc abound since the property was built in a swamp. Takes forever to get something fixed. Construction is shoddy at best. Units were built for renting using the cheapest of materials. Walls are very thin and light. Countertops, cabinets, mirrors, doors, etc are all very cheap. Paint easily chips off the walls. Manufacturers warrants on units has expired. Noise can easily be heard from neighboring units. Safety. They advertise gated community but the gates have worked maybe 1 month in my 12 months on the property. Questionable persons roam around the property at night. Trash. They offer daily trash pickup but make you pay $20 per month for it. Now they only pick up your trash twice a week for the same $20. Amenities such as business center (very small, printer cartridges always empty, never printer paper, only two computers, fax inoperable, etc.) and movie room are not available past 6pm. Poor is small but often dirty. Property is poorly maintained and poorly groomed. Mgmt even complained about spending money to decorate the entrance with flowers. Notice flowers only exist in the front and the rest of the property is poorly maintained. Currently, mgmt is changing minor things such as outdoor light fixtures, etc which can be changed quite cheaply to make the units look and feel more "expensive" and "luxurious" than they really are. Beware. Mgmt lied to many tenants often making promises to get them to sign lease agreements but failing to deliver on promises. Approach with caution.
