I live in a second floor one bedroom and haven't had too many problems with it. I have only ever seen two cockroaches in the aparment, and those were when I first moved in. They looked like they were struggling so I assume the pesticide was working. There was a problem with the hallway door, but after persistent message leaving, they replaced it. The hot water in the laundry room sometimes isn't on (I have been told that is due to a pilot light going out), but I report it every time and they seem to respond. The quality of washers and dryers isn't anything to brag about, but with the kind of abuse they recieve, I wouldn't want to put anything much better in the laundry room myself. They responded well when I had clogged drains and even cleaned up their mess when done. The AC was on the fritz (it's an older unit), and they fixed it the same day I called. Everything else works fine, and the pool is enjoyable. These are older apartments, around 30 years, I believe. They are in better shape than a lot of aparments I have lived in, but they are showing their age. As is typical with housing populated largely by students, the apartments are not as well cared for by the tenants as they should be, and aren't in as good of shape as they could be. I have also been informed that certain buildings have better quality apartments than others, so try to look at the actual apartment you will be living in to see what kind of condition it's in. That's what I did and I really can't complain any more than I ever have living in any apartments anywhere. In fact, for the cost of living in Gainesville and location, these apartments are fairly nice and very roomy. To address rankings: Well, I felt perfectly safe until someone's car was stolen out of the parking lot last week, right next to my apartment. Gainesville (FL in general) has a high crime rate. ALWAYS lock your doors, NEVER open the door for a stranger, and NEVER leave any valuables in your car. I have an end unit next to the parking lot, so I usually have plenty of parking unless someone is having a large party The grounds are somewhat landscaped, bit it's no botanical garden. There is some trash around, but not much. All my interactions with the office staff were with one assistant manager or leasing agent (whatever he was) who was very nice and tried to be as helpful as possible. When I press management to fix things, they are fixed (so far). The condition of the apartment was average. Cleaner than some, but not immaculate. It is full of older fixtures and needs a coat of paint. The complex is mostly quiet, but occasionally, certain people have rather large parties that get pretty loud. My complaints about the noise have been heeded and management was quick to respond. Not much of a problem anymore. I do live right over the parking lot, which can get a bit noisy, but like I said, not much different from any other aparment complex. Overall, for the cost of living in Gainesville, and the close proximity to campus, it's not a bad deal. Just make sure you have two alarms and an ignition kill on your car in this state!
